Project Background

100 Hagley Road underwent a major refurbishment to transform an ageing office building into a modern, energy-efficient commercial workspace. The scheme included extensive structural and internal alterations, together with a complete upgrade of the building services to meet contemporary occupier requirements. As part of the project, ICG Heat Pumps supplied the heating and cooling plant serving the fan coil system, helping to deliver year-round comfort and improved operational efficiency.

M&E contractor Novus Mechanical successfully installed the full mechanical and electrical services within a demanding programme, while carefully working around existing tenants in the partially occupied building.

Originally an outdated office asset, the building was comprehensively redeveloped to create a higher-quality, more flexible workspace suited to modern occupiers. The refurbishment also enhanced the building’s energy performance and marketability, supporting the long-term value of the asset.

The Challenge

The existing building required a full repositioning to meet modern commercial expectations. The refurbishment needed to:

  • Improve the     building’s environmental performance
  • Deliver reliable     heating and cooling to all occupied areas
  • Support fan coil     distribution throughout the refurbished office space
  • Provide efficient     simultaneous heating and cooling where required
  • Improve the EPC     rating and ensure the building remained lettable
  • Be completed     within a very short programme to minimise lost rental income

Compliance was a major consideration. Under current regulations, buildings with an EPC rating below E cannot legally be sold or let. The refurbishment therefore needed to achieve a meaningful improvement in energy performance, rather than simply a cosmetic upgrade.

The Solution

Following consultation with ICG Heat Pumps, M&E consultant Syntegral specified a Clivet-based HVAC solution, selecting the equipment for its high efficiency and comparatively short lead times.

The 4-pipe heat pump was particularly well suited to the building, as it can provide heating and cooling simultaneously using the same electrical input energy. This significantly improves overall system efficiency and makes it ideal for a multi-zone office environment where different areas may require different temperature conditions at the same time.

Outcome

The refurbishment delivered a significant improvement in both building performance and usability. Most notably, the EPC rating improved from F to C, placing the building in a far stronger position for compliance and lettability.

This improvement was critical, as buildings rated below EPC E cannot legally be sold or let under current minimum energy efficiency regulations. By achieving an EPC C rating, the project protected the asset from obsolescence while enhancing its appeal to occupiers and investors alike.
